Privacy Policy

Matchd ("Matchd," "we," "us," or "our") operates the website matchdhomes.com (the "Platform"). This Privacy Policy explains how we collect, use, disclose, and safeguard your information when you visit or use our Platform.

By using Matchd, you agree to the collection and use of information in accordance with this policy. If you do not agree, please do not use the Platform.

We collect the following types of information when you use the features described below:

Information you provide directly:

• Name, email address, and phone number when you create an account, submit a listing or sublease, or contact us
• Property listing details, descriptions, photos, and contact information when you submit a listing or sublease
• Preferences and filters you enter into the matching form (budget, location, bedrooms, must-haves, lifestyle preferences)
• Reports, feedback, and other messages or inquiries you send to us

Information collected automatically:

• IP address and browser user-agent information submitted with listing reports and listing submissions; IP addresses may be stored in hashed form for abuse prevention. Inquiry abuse controls use hashed server-observed transport-peer or fixed unavailable-peer identifiers. A transport peer may be a shared proxy and is not verified end-user identity
• Basic authentication session data managed by the authentication provider when accounts are enabled
• Browser storage used for preferences, quiz/profile state, saved search context, and local listing drafts

We use the information we collect to:

• Operate, maintain, and improve the Matchd Platform
• Match your preferences against available listings and provide personalized results
• Display submitted listings and subleases to potential buyers and renters
• Send you confirmations, updates, and responses to your inquiries
• Maintain security, investigate reports, and improve the Platform based on information available from the features you use
• Detect and prevent fraudulent, abusive, or unauthorized activity
• Comply with legal obligations

When you submit a property listing or sublease, approved property details, photos, and descriptions may be displayed publicly. Original submitter identity, contact evidence, account links, and review records are private. An email address or phone number is published only through a separate explicit public-contact choice.

By submitting a listing, you represent that you have full legal authority to share the information and any associated media. Matchd is a discovery platform — we do not verify listing accuracy, manage lease agreements, or process payments. Submission does not make every field public.

When you choose Get Matchd on a sublease, the name, email address, optional phone number, and message you provide are sent directly to the listing poster so they can respond. Resend processes the email carrying your inquiry. Matchd may also receive a separate internal notification containing inquiry metadata for operational awareness; it does not duplicate your contact details or message.

This is separate from a listing poster's choice to explicitly make their own email address or phone number public on a listing. Sending an inquiry does not make your information public on the listing or elsewhere on the Platform.

Get Matchd inquiries submitted under the earlier flow are not forwarded to listing posters. This change does not import, expand, or otherwise alter existing optional private matching history.

Private matching history is optional and off by default. Where collection is available, only signed-in users who enable it in their account settings participate. Searching, opening listings, saving, unsaving, and making inquiries remain available without enabling history. Collection is currently disabled in production pending a separate launch decision.

When enabled, we retain deliberate completed searches, the effective structured preferences used, delivered listing identifiers and order, historical scores and score types, available reasons and drawbacks, minimal scoring facts, and algorithm/schema versions. We may also retain deliberate listing opens, successful account saves and unsaves, and inquiry submissions that the sending provider accepted. We connect actions to a search or result only when that context is available.

Recording the original natural-language query requires a separate choice, also off by default. Queries can contain personal information; please avoid entering sensitive information unnecessarily. Disabling that choice clears previously retained raw query text. We do not import existing anonymous browser history, copy listing photos or private submitter evidence into matching history, or store inquiry names, contact details, or messages in its action records.

We use this private history to preserve matching context and evaluate product and data quality. We do not expose individual searches, preferences, identities, or matching history to agents, use this history to train models, or use it for behavioral advertising. We do not collect dwell time, mouse movements, scroll histories, device fingerprints, or cross-site activity for this feature.

Raw query text expires after 30 days. Structured search/result history and interaction history expire after 180 days. Expired data is excluded from history access and removed by retention maintenance. You can stop future collection or delete your retained matching history in account settings, and request access or account deletion through info@matchdhomes.com. Optional matching history is separate from restricted original listing and moderation evidence, whose removal requests are reviewed separately for applicable legal and operational requirements.

Matching history is processed by the hosting and PostgreSQL database infrastructure that operates Matchd. It is not sent to an additional advertising or analytics SDK. Historical client-reported scores are snapshots of displayed output, not independent verification of a property or a person's eligibility.

Matchd uses browser storage and similar technical mechanisms needed for the features described in this policy. The current application stores preferences, quiz/profile state, saved search context, and listing drafts in local or session storage. Authentication session handling may use storage supported by the configured authentication provider.

We do not currently intentionally use third-party advertising cookies or an analytics SDK in the application code. If that changes, this policy will be updated before or when the new tracking is introduced.

You can clear browser storage through your browser settings. Clearing it may remove saved preferences or drafts and may sign you out. Provider-managed authentication storage may have additional controls.

Matchd uses the following third-party services in the current application configuration:

• RentCast, to retrieve rental listing information for discovery features
• Google Maps Platform endpoints, including geocoding or Street View, only when the owner-controlled location-enrichment settings allow those requests
• Resend, to deliver listing, report, profile, and other transactional email notifications
• PostgreSQL account and session storage, including account preferences, saved listings, and optional private matching history; the active account system does not use Supabase
• Hosting and database infrastructure used to operate the Platform and store submitted listing and report records

These services receive the information needed for the applicable feature and have their own privacy policies governing how they handle information. Review the relevant provider policy before using a feature that connects to that provider. Matchd is not responsible for the privacy practices of third-party providers.

We implement reasonable technical and organizational measures designed to protect your information against unauthorized access, disclosure, alteration, or destruction. However, no method of transmission over the internet or electronic storage is 100% secure.

While we strive to use commercially acceptable means to protect your personal information, we cannot guarantee its absolute security. You use the Platform at your own risk.

You have the following rights and choices regarding your information:

• Access or update your account information by logging into your profile
• Request deletion of your account and associated data by emailing info@matchdhomes.com
• Opt out of promotional emails by clicking the unsubscribe link in any email we send
• Clear browser storage through your browser settings
• Request removal of a listing or sublease you submitted by contacting us directly

The Matchd Platform is not directed to individuals under the age of 18. We do not knowingly collect personal information from children under 18. If you believe we have inadvertently collected such information, please contact us and we will promptly delete it.

We may update this Privacy Policy from time to time. When we do, we will update the "Last updated" date at the top of this page. We encourage you to review this policy periodically. Your continued use of the Platform after any changes constitutes your acceptance of the updated policy.
